A Garage Door Maintenance Schedule That Actually Gets Followed

Most garage door maintenance advice fails because it asks for too much. Here is a version short enough that you might actually do it.
Monthly: Two Minutes
Test both safety systems. With the door closing, wave a broom through the beam between the two sensors near the floor. The door must stop and reverse. Then lay a piece of two by four flat on the floor in the door path and let the door close onto it. It must reverse on contact.
Both of these are required safety features and both fail quietly. Sensors get nudged when you move bins, or knocked out of alignment by a bike. If either test fails, that is a call, not a wait.
Listen. You use the door twice a day, so you are the best person to notice it changing. New grinding, a bang that was not there, a shudder partway up.
Every Six Months: Fifteen Minutes
The balance test. Pull the red release cord to disconnect the opener, then lift the door by hand to about waist height and let go.
A balanced door stays where you put it. If it sinks or runs up, the springs are out and the opener has been compensating. This is the single most informative check on the whole door, and it needs no tools.
Look at the cables. Follow each lift cable from the bottom bracket up to the drum. You are looking for fraying, rust weeping out from between the strands, or a strand standing proud. Near the water in Long Beach this matters more than anywhere else, because cables corrode from the inside.
Watch the rollers. As the door moves, a healthy roller spins. A worn one skids along the track without turning.
Check the bottom seal. If it is cracked, flattened or lifting, water is sitting in the seam along the bottom of the door. That is where coastal rust begins.
Yearly: Book Someone
The annual service covers what you cannot safely do yourself: the spring assessment, tightening the hardware properly, correct lubrication, and a proper cable inspection.
Lubrication is worth being specific about, because doing it wrong is worse than not doing it. Springs, bearing plates at each end of the shaft, and hinge pivots. Never the track. A track is a running surface, and oil on it collects grit and turns into grinding paste that wears out the rollers.
Every Seven Years or So: Springs
Standard torsion springs are rated near 10,000 cycles. At four openings a day that is roughly seven years.
You can replace them before they fail, which is a scheduled visit at a normal price. Or you can replace them after, which is an emergency call with your car behind a door that will not lift. The parts cost is similar. Everything else about the two experiences is different.
If your door runs six or eight times a day, or the garage is your main way into the house, ask about high-cycle springs rated near 25,000 cycles when the time comes.
The Coastal Adjustment
Within a mile or two of the water, move the yearly items to yearly rather than optional, and pay particular attention to cables and the bottom section. Salt corrodes lift cables from the inside of the strand and works into the bottom seam of a steel door.
Rinsing the door with fresh water occasionally genuinely helps, especially the bottom two feet.
What Not to Touch
Torsion springs. A wound spring holds enough energy to cause serious injury and needs proper winding bars and correct sizing. This is the one part of a garage door with a real record of hospital visits, and the saving is not worth it.
Also leave the cables alone while the springs are under tension, for the same reason.
Why Any of This Is Worth Doing
A garage door gives almost no warning because the change is gradual and you see it every day. It gets slightly louder and slightly slower over years, and because you are there for all of it you never notice a step change.
A checklist run once a year by someone who has not been watching it catches exactly the things familiarity hides. And the cost of the visit is a fraction of one emergency call.

What a Written Record Buys You
The reason we leave a note rather than a verbal summary is that a garage door changes slowly enough to hide it.
Told in isolation that a spring has “some surface rust”, you have no way to judge it. Reading last year that it had light surface rust and this year that it has pitting on the lower coils, you know exactly what you are looking at and roughly how long you have. The same applies to cable condition and roller wear.
It also protects you when selling. A door with a service history is one less thing for a buyer to negotiate against, and an inspector who can see the door was maintained tends to move on rather than dig.
The Failures This Actually Prevents
Three, mostly, and they are the three that turn into expensive days.
A spring that goes with the car inside. Predictable from cycle count, and replaceable in a scheduled visit at a normal rate.
A cable that parts on the way up. The door rises on one side, jams in the track, and can bend the track or twist a panel. Caught at inspection it is a cable set. Missed, it can become a section.
A door that comes off its track. Almost always the endpoint of worn rollers and loose hardware that had been getting noisier for a year.
None of those are bad luck. They are all the visible end of something that was measurable months earlier.
